The hotel engaged AirRevive to refurbish the 258 guest room air conditioners during the renovation. The units were manufactured in 1989.

Project Scope of Work: Guest room horizontal fan coil unit refurbishment and PSC motors replacement as needed.
Challenge: The units were not heating and cooling as designed because the coils were impacted specifically on the return side. Some of the PSC motors were at the end of its life and needed to be replaced. Insulation was torn and degraded. The condensate pans were severely rusted and leaking. The horizontal units are located in the bathroom where air is being pulled through the ceiling tiles gathering a lot of dust around the drop ceiling.
Data Before Service:
- Airflow was under the manufacturer’s design curve averaging 453.68 CFM.
- Supply temperature averaged 72℉.
Solution: The refurbishment solutions included the following: coil rejuvenation from the front to back to deep in the core; refurbish and apply epoxy to the condensate pan; clean and disinfect the blower assembly and wheel; drop ceiling area cleaned; clear out, clean and disinfect the drain line; and replace fiber insulation with anti-microbial fiber-free foam insulation. Installation of new PSC motors as needed. Refurbishment resulted in unrestricted airflow and lowered coil and supply temperature.
Results
- Airflow increased by 65% from 453.68 CFM to 692 CFM.
- Supply temperature lowered by 14% from 72℉ to 62℉.
